What’s different about probate

I work off a list of “set aside” items (photos, documents, specific bits of furniture, jewellery, anything the family wants checked) before anything else goes. Anything unclear stays until there’s a decision — there’s no rush on a probate job that warrants throwing away something that can’t be replaced.
Paperwork and valuation
For probate you want a waste transfer note (I issue one as standard) and, if there are items of significant value, an itemised record before they’re moved on. I’m not a valuer, but if something looks worth checking I’ll flag it and wait rather than bin it. Anything saleable can be set aside for a separate auction or estate sale if that’s the instruction. Donatable items go to a charity that will take them.
Keys and coordination
Most probate jobs, keys come from a solicitor or estate agent rather than the family. I can coordinate directly with the agent for completion day and leave the property broom-clean ready for handover, so the family doesn’t have to be on site at all.
